We werecontacted to install a new 230mm built-up roof system over the existing asbestos roof, safely remove the old asbestos parapet wall and install a new cladded parapet.

CHALLENGES AND SOLUTIONS
The existing roof comprises aged asbestos cement sheet coverings, which show clear signs of weathering and surface deterioration. Over time, the sheets have become brittle, increasing the potential risk of accidental damage and fibre release during routine maintenance. The current roof offers limited thermal performance and presents safety challenges for access and servicing due to its fragile nature.
The client’s objective is to improve the roof’s thermal efficiency, enhance safety for maintenance personnel, and extend the overall service life of the building’s covering. A new overclad system has been selected as the preferred solution.

WORK IN PROGRESS
The image shows the ongoing installation of a new overclad roofing system over the existing asbestos cement roof. The works are being carried out in a controlled manner to ensure safety, minimise disruption, and maintain operational continuity within the building.

Sacrificial Safety Netting has been installed across the entire roof area, acting as a protective barrier beneath the new system. This netting provides fall arrest capability for operatives during installation and serves as an additional safeguard for the building interior, preventing debris or materials from falling into the occupied space below.

Bar and Bracket Support System has been fixed into place, creating the framework to support the insulation layer and new profiled roof sheets. This system ensures correct spacing and secure fixing without direct disturbance of the asbestos sheets.

Insulation Rolls (Knauf FactoryClad Roll 40) are positioned ready for installation between the bar and bracket framework. Once in place, they will significantly improve the thermal performance of the building, helping to meet current building regulation requirements.

RESULTS
The result is a fully upgraded, watertight, and thermally efficient roof system that meets modern standards while retaining the structural integrity of the original roof. Lower overall cost than full strip-and-replace works. Overcladding and gutter lining reduce downtime for occupants and operations. The new system has been installed over the existing asbestos cement roof using an overclad method, ensuring the original hazardous material remains securely encapsulated while minimising disturbance and operational disruption.

Primary profiled steel weather sheet – durable, corrosion-resistant, and providing a clean, uniform finish with high weather resistance.

Insulation layer – fitted between the bar and bracket framework to achieve compliance with current thermal performance standards, improving energy efficiency and reducing running costs.

Vapour control layer – preventing internal moisture from entering the insulation and roof structure.

Bar and bracket support system – ensuring correct insulation placement, load distribution, and ventilation to reduce condensation risk.

Fatra gutter lining system – newly installed to fully refurbish and protect the existing gutter network. This PVC single-ply lining provides a seamless, watertight finish, preventing leaks, extending gutter life, and eliminating the need for costly gutter replacement.
