Garland R-MER® CLAD Overclad System
Background
This project was a collaboration with Garland and CBRE. The building is having a complete renovation internally and externally, including the new over-clad roof, wall cladding and complete internal re-fit. Our scope of works was to install a new over-clad system on the roof including new trimline gutters and RWP. The existing metal roof had severe corrosion with paint starting peal causing water ingress internally. Once complete the building will be used as storage for Iron Mountain.
Challenges
- Ageing Metal Roof: Severe corrosion and water ingress were widespread.
- Thermal Performance: Poor insulation was driving excessive heating costs in winter
- Weather conditions: Due to the time of year we had constant battles with weather conditions including freezing conditions, rain and wind.
Solution: Garland Overclad System
Garland proposed the R-MER® CLAD Overclad System, which involves fixing a new high-performance metal profile over the existing roof, incorporating insulation and a waterproof membrane. This avoids costly tear-off while improving energy efficiency and durability.
System Components:
- Spacer bar and bracket system to create a cavity
- Mineral wool insulation to meet Part L Building Regulations
- Steel profile sheeting in Plastisol-coated steel
- High-performance waterproof membrane
- Continuous ridge and eaves ventilation to prevent condensation
Installation Process
- Survey & Design:
- Roof survey using drone
- Custom design tailored to the roof pitch and layout
- Preparation:
- Cover existing roof lights with OSB board
- Clean existing roof of debris
- install waterproof membrane
- install galvanized top hat system for spacer bars to fix to
- Over-cladding:
- Fitting of insulation between spacer bars
- Installation of new metal profile sheets
- Install ridge
- Install barge boards
- Final Touches:
- Rainwater goods
- Roof hatch access

Conclusion
The Garland Overclad System offered Iron Mountain a reliable, cost-effective, and sustainable refurbishment alternative to full roof replacement. Its success in this case reinforces the system’s value for industrial clients seeking long-term protection with minimal disruption. All in all this was a great project to work on even with severe weather conditions loosing us almost 2 weeks work we still managed to complete on time and to a high workmanship standard. With this project being to Garland spec all Garland reports came back with positive feedback including our high workmanship standard and rate of progression.
